- Enter the annual interest rate as a percentage, for example 4.5 for 4.5%.
- Enter the term in years; months are computed as years times twelve.
- Read the equal-installment monthly payment, total repayment and total interest.
- Tick "Show equal-principal comparison" for first and last month payments and the interest difference.
Common use cases
- Mortgage comparison - see how a 20-year and a 30-year term change the monthly figure.
- Rate shopping - compare total interest at 3.8% versus 4.2% before signing.
- Prepayment planning - shorten the term and watch the total interest drop.
- Personal budgeting - check whether a monthly payment fits your income.
Why it stays private
The payment figures come from the standard annuity formula evaluated in your browser. Numbers are never uploaded, never stored, and the page makes no network requests after it loads. Results are estimates for planning, not loan offers.
FAQ
Q: Which repayment schedules does it cover? A: Two common ones: equal installment (constant monthly payment, sometimes called annuity or principal-plus-interest) and equal principal (fixed principal portion with declining interest). Many other schedules exist.
Q: Why does the equal-principal schedule show two different payments? A: Its principal portion is fixed while interest shrinks each month, so payments start higher and step down. The tool shows only the first and last month; the months in between decline gradually.
Q: Does it include fees, insurance or taxes? A: No. It models principal and interest only. Origination fees, insurance and taxes are not included, so real lender quotes can be higher.
